Planning and Listed Building Consent have been secured for the redevelopment of Brightlands Boarding House in Dulwich Village, with construction commencing on site in April 2026 following discharge of pre-commencement conditions.

Bringing a Historic Building Back into Use

Brightlands is a Grade II listed building located on Gallery Road within the Dulwich Estate.

Originally constructed in the 19th century, the building was later used as boarding accommodation for Dulwich College Preparatory School. However, the building has been vacant since 2018. Architects, Axis Mason, working with the Dulwich Estate have plans to create nine new homes and sensitively restore the grade II listed building.

The approved scheme will sensitively restore the existing structure while preserving its historic character and architectural features.
